What we do
Stratford Bartlett Property specialises in commercial conversions, as well as building both commercial and residential portfolios.
Our main areas of focus:
-
Commercial Conversions-converting often unused or under utilised commercial buildings, to a different use, in order to create a more valuable asset.
-
Building a commercial portfolio- either through direct purchase or through our SSAS pension scheme.
-
Building a residential portfolio-either through retention of buildings we convert, or via
-
Acquisitions of blocks of flats.
Commercial Conversions
By using both private and development finance we purchase and convert commercial buildings. Properties we have purchased include office blocks, a doctor's surgery, a public house, a hotel and an engine shed. We increase the values in the assets by converting them into serviced accommodation, residential or for different types of commercial use.
We then either refinance in order to retain the property, or we sell the newly converted asset for a profit. Either way, we repay the initial financing at this point.
The approach we take depends on the strategies employed and the potential that exists for each project. This also forms the basis of any teaching and mentoring

Andrew Bartlett - Principal Partner
Andrew has a financial background that spanned almost 30 years, including several senior banking positions.
In 2003 Andrew started building his rental portfolio with his business partner, which quickly grew to 15 properties, predominantly HMOs let to students. In 2015 they started to consider expanding their property activities into commercial development. On their very first commercial conversion, they won the progressive Property Deal of the Year in 2016 for their project at Northgate Court.
Andrew now offers mentoring and training, supporting other investors on their own journey. He uses his experience in raising and managing finance, joint ventures, HMOs, Commercial Property and, of course, Commercial Conversion and Development, to help propel others forward.
